The beautifully restored property of Pepau is situated in the lovely countryside of the Lot et Garonne in the South west of France, with wonderful views across rolling hills and the surrounding valley. 

From the swimming pool you can really relax and enjoy the tranquil view. Although the house is set in quiet private grounds, it is only a short distance to the village of Cancon, with shops, bakers and a restaurant and a weekly market on Monday mornings. It's a 15 minute drive to the main town of Villeneuve Sur Lot with a variety of shops and large supermarkets, and only a 40 minute drive south of Bergerac. Bordeaux and Toulouse airports provide a great service and are under a two drive.

It is ideally situated for the golf enthusiasts with a 18 hole course only a short drive away. For sightseeing there is the wonderful medieval bastide towns of Monflanquin, Montpazier, Begerac which are well worth a visit and also the Chateuau Biron.
 

With light and spacious accommodation (for up to 6 people), good sized gardens and a  swimming pool, the house is ideally located for you to enjoy the great food, wine, markets, and villages of the typical French countryside.

The house itself has a large dining/living room with high beamed ceiling, a conservatory dining room with a panoramic view of the valley, 2 large bedrooms with en-suite bathrooms, 2 further bedrooms and a downstairs bathroom and a well equipped kitchen.
